Drive Congress Avenue from Woolbright up to Gateway right now and count the "Grand Opening" banners. Then drive west on Boynton Beach Boulevard past the Turnpike and count the construction fences. You are looking at two different cities getting built at the same time, and neither one is the Boynton that sold you your house.
The tidy version says Boynton is "growing." The honest version is that summer 2026 quietly split the map. National chains are colonizing the Congress corridor at a pace we have not seen since the Renaissance Commons build-out. West of the Turnpike, farmland and a shuttered country club are being reassembled into a golf-plus-apartments-plus-sports complex. And downtown, along East Ocean Avenue, the independents kept the block to themselves while everyone else was busy pouring concrete.
The Congress Avenue Chain Wave
Ford's Garage opening in June is the anchor event most residents underestimated. It is not another burger place. The Boynton location is roughly 7,500 square feet with seating for more than 250 across an indoor dining room and an outdoor patio, indoor and outdoor bars, and it opened June 16 to line up with the 123rd anniversary of Ford Motor Company. It is also the 23rd Florida location for the same franchisee group. That is the tell. When a chain treats your city as its 23rd bet in the state, the demographic modeling has already been done and the neighbors are next.
Cluster the openings together and the pattern gets obvious:

Five of the six sit on Congress, Woolbright, or the Boynton Beach Boulevard stretch that feeds them. The two Cuban and Palm Beach originals in the group, Pinecrest Bakery and Bud's, are the exceptions that tell you where the traffic already goes. Bud's has been a Palm Beach County name since Bud Brinkman opened the first location here in 1957, and the operator is planting a new flag in west Boynton on that recognition. Pinecrest Bakery, which now runs 34 South Florida locations and stays open 24 hours, is following the same Military Trail momentum that carried it into West Palm.
C.R. Chicks is the one to keep an eye on. It is a Palm Beach original from 1992, rotisserie chickens sourced from a single Alabama farm and slow-roasted over Brazilian oak logs, and the new investor group that took over in 2024 has been quietly expanding. The Boynton store lands in the Publix-anchored center at Jog Road this fall, which puts a homegrown Palm Beach concept directly across the intersection from the national brands. What's Actually Being Built West of the Turnpike
If Congress is where the chains land, the Lyons Road corridor is where the ground itself is being reshuffled. Three projects sit within roughly a mile of each other, and they are going to change what "west Boynton" means as a phrase.
The Ellie at Logan Ranch broke ground this summer on 39 acres near Boynton Beach Boulevard and Acme Dairy Road, just west of the Turnpike. The plan is 314 residences across six four-story apartment buildings and seven two-story townhouse buildings, with layouts running from one to four bedrooms. At least 45 of those units are designated workforce housing for households that earn too much to qualify for traditional assistance but still feel the local rent curve. Aerials from late July show the site clearing is well underway.
Nokosi, on the 153-acre former Sherbrooke Golf & Country Club along Lyons Road, is the more secretive one. The property sold for $15 million and is being rebuilt as a private golf and wellness club connected to Jack Nicklaus and his family. The name means "bear," which is a straight nod to Nicklaus's Golden Bear nickname. The redesigned 18-hole course is targeted for completion by the end of 2026, with a clubhouse and additional amenities following after. The club is member-only, so most of us will never see the inside, but the property value ripple through the neighboring Lyons corridor is already being priced in.
The District, the sports, recreation, and business complex taking shape directly across from the Ellie site, is the third leg. Put the three together and a formerly rural intersection becomes a housing-plus-entertainment-plus-country-club node inside eighteen months. It also means the Boynton Beach Boulevard commute west of the Turnpike is going to get worse before it gets better. If you live in Valencia, Canyon, or anywhere that empties onto Lyons, that is your traffic future.
Downtown Still Belongs to the Independents
While all of that was happening on the edges, the stretch of East Ocean Avenue around Centennial Park stayed itself. The Boynton Beach Night Market on July 24 and 25 pulled in the crowds it always does, an 80s theme this year, more than 85 vendors, and the same downtown block-party feel that has been quietly outperforming events in cities twice this size.
The independents doing the heavy lifting on that scene are still the ones you already know. NOBO Brewing Company on the north end. Copperpoint Brewing on the industrial side. Ramen Lab Eatery downtown. Lemongrass Asian Bistro for a sushi class that is not a chain. How Ya Dough'n, Keke's Breakfast Cafe, and Ramen Lab all showed up at the third annual Taste of Boynton Beach in April, which is a decent proxy for who the city considers its home team. None of those places are getting a Congress Avenue clone anytime soon, and that is the point.
The Late-Summer Weekend, Ranked by Effort
If you have friends visiting in August and you want to show them the version of Boynton that is not a construction fence or a franchise ribbon-cutting, here is the honest triage:
- Boynton Legacy Fest, Saturday August 1, 3 to 9 p.m. at the Ezell Hester Jr. Community Center, 1901 N. Seacrest Boulevard. Boynton Beach High alumni are hosting graduates from every class for live music, food, and family activities. Free effort, high payoff.
- Green Cay Nature Center and Wetlands in the early morning before the heat index does its thing. Boardwalk, roseate spoonbills if you get lucky, and it is genuinely free.
- Oceanfront Park at the inlet, then walk south to the pier. This is the shot your out-of-town friends will actually put on Instagram.
- Copperpoint or NOBO for early dinner, then walk East Ocean if you want to see the downtown that the Night Market crowd finds two weekends a year.
- Ford's Garage patio only if the wait is under 20 minutes. Otherwise the novelty is not worth the sit.
The Read for Residents
Here is the thing worth holding on to. Boynton's summer 2026 is not a single story about growth. It is two stories running in parallel. On the east side, downtown is doubling down on being small, walkable, and independent. On the west side, an entire corner of the map is being rebuilt from scratch, and the property value pressure that comes with 314 new residences and a private Nicklaus course is going to touch every home within a few zip codes of Lyons Road.
